What is an energy label and how does it work?


If you want to sell or rent a house or apartment, it is mandatory to provide a registered and final energy label for homes to the buyer or tenant. The energy label must be determined according to the NTA 8800 calculation method. This method applies to existing and new buildings.

The NEN 7120 still applied until December 31, 2020. Energy labels remain valid for 10 years. This applies to both the labels determined according to NEN 7120 and those according to NTA 8800.

Energy label mandatory

An energy performance advisor (EP advisor) determines the energy label based on how much fossil energy your home uses. The less fossil energy your home uses, the better the energy label. Fossil energy comes from coal, oil and natural gas. An EP advisor looks at the number of kilowatt hours per square meter per year (kWh/m². yr).


The EP advisor uses the NTA 8800 determination method for this and also works in accordance with the following standards and documents:


    Assessment guideline (BRL) 9500ISSO publication 82.1
